RESTRICTIONS governing what can be sold at Porth Eirias’ empty retail units were quashed at a Conwy County Council planning committee, widening the building’s potential use.

Despite advertising the space for rent, the council said they’d had “no interest” in the empty units due to the former planning conditions.

Planning permission for the construction of the water-sports centre was originally granted in 2011.

But legislation “limited retail sales” with one condition specifying only “water-sports clothing and equipment” could be sold.

The building incorporates a restaurant, changing rooms, a boat store/workshop, a retail area, and two ‘workshops’ or meeting rooms.

“No changes were proposed” to the restaurant, changing rooms, or the boat store/workshop.

A planning report said that “all spaces have been vacant since November 2024” with “only one space being occupied since October 2023 due to the current uses and conditions being too narrow”.

Consequently the council applied for a change of use for the building to increase its marketability.

The granted application means the retail unit can now be used for “unrestricted” sales and to use the meeting rooms for offices or a gallery.

At a planning committee meeting at the authority’s Coed Pella HQ this week, Cllr Alan Hunter said: “I just propose we go with it. Anything that can be done to make use of these spaces I welcome.”

Cllr Trystan Lewis seconded Cllr Hunter, and the vote was unanimous.
